Electrical Safety & Compliance

EICR and landlord electrical safety certificates in London

An Electrical Installation Condition Report (EICR) tells you whether the fixed wiring in a property is safe. We inspect and test homes, rented flats, HMOs and commercial premises across London, explain the findings in plain English, and can carry out any remedial work the report calls for.

What an EICR covers

The electrician visually inspects the installation and tests each circuit. That includes the consumer unit, earthing and bonding, RCD protection, sockets, switches, light fittings and any signs of damage, overheating or deterioration.

Each issue found is given a code. C1 means danger is present, C2 means potentially dangerous, and FI means further investigation is needed. Any of these makes the report unsatisfactory. C3 is a recommended improvement and does not fail the report on its own.

EICR prices

  • 1 bedroom flat: £180
  • 2 to 3 bedroom flat or house: £250
  • 4 bedroom house or larger: £320

HMOs, very large properties and commercial premises are quoted individually. Tell us the property type and number of bedrooms and we will confirm the price before booking the visit. Any remedial work is quoted separately, and only goes ahead once you agree.

Do landlords need an EICR?

Yes. In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require private landlords to have the electrical installation inspected and tested at least every five years by a qualified and competent person, or sooner if the last report says so. Landlords must also:

  • Give existing tenants a copy of the report within 28 days of the inspection
  • Give new tenants a copy before they move in
  • Supply a copy to the local authority within 7 days if asked
  • Complete any required remedial work within 28 days, or sooner if the report says so

Local authorities can impose financial penalties of up to £30,000 for breaches.

If the report is unsatisfactory

Many testing firms stop at the report. We can quote for the remedial work straight away, carry it out, and confirm in writing when it is complete, which is what you need for your tenants and, if requested, the council.

If making good is needed afterwards, such as plastering or decorating, our building team handles that too. See our landlord compliance services.

"Being a landlord it's so important to have the right trades on board. Intelligence is one thing, but without integrity you'll find it gets crunchy. Thank god for people like Ben."

Frequently asked questions

How much does an EICR cost?

£180 for a 1 bedroom flat, £250 for a 2 to 3 bedroom flat or house, and £320 for a house with 4 or more bedrooms. HMOs and commercial premises are quoted individually.

How often do I need an EICR?

For private rented homes in England, at least every five years, or sooner if the previous report recommends it. For owner-occupied homes, an inspection every ten years, or when you buy a property, is commonly recommended. Commercial premises are usually inspected more often, depending on how they are used.

How long does an inspection take?

A typical flat takes a few hours, while larger houses and HMOs take longer. The power has to be switched off for parts of the test, so access is arranged in advance.

Can you fix problems found by another company's EICR?

Yes. Send us the report and we will quote for the remedial work it lists.
